The Planning & Zoning Office is located in the Engineer's Office in Clifton. The Office is on the 2nd Floor of the Annex next to the Health Department. The hours are 8:00 a.m. to 5:00 p.m. Monday through Friday. Please call (928) 865-4762 before visiting.
The Planning Office issues Zoning Use Permits, Building Permits for site built homes, and Floodplain Permits. Some permits can be issued via the telephone. Manufactured Home permits and septic system permits are issued by the Health Department.
The Greenlee County Planning Department is the regulatory authority for all land use and development related activities which occur on private property within the unincorporated areas of the County. As such, persons interested in developing a piece of property in the County with a residential or nonresidential use should call the Department for additional information. The County will provide at no cost a determination of the Zoning and Floodplain status.
Anyone wishing to obtain general information on the various rules and regulations governing development is encouraged to call. The Planning Department also issues new addresses in the County.
Planners are available to work with unincorporated communities and areas to assist in developing plans addressing future growth and land uses.
The Planning and Zoning Commission meets on the 4th Monday of the month when they have business. The Commission interprets the Zoning Ordinance and decides variances, and makes recommendations to the Board of Supervisors on Zoning District changes.
This Division also processes special use requests, rezoning, home occupations, accessory living quarter’s applications, lot modifications and variances to the Zoning Regulations, as well as subdivisions. In addition, the Planning Division is responsible for the County's Rural Addressing program.
The Zoning Division is responsible for the issuance of building and use permits (both residential and commercial), the enforcement of the Zoning Regulations; including violations and the abatement of hazards.
The Floodplain District is separate from the Planning and Zoning Department, but housed at the same location. The District is responsible for management of FEMA designated floodplains within the unincorporated areas of the County. The District issues Floodplain Permits and inspects final installation of the homes.
